Archived MinutesAnnual Homeowners Meeting: January 16, 2007 Christina Oaks Homeowners Association, Inc. Board Members present: Mike Reeves, Theresa Garcia, Bob Garcia, Roy Sanford, Jim Hahn. Gail McGrath, Kendall Wetherington and Carol Creech from Professional Property Management Services were also present. The meeting was called to order by President Mike Reeves. After reviewing the sign in log it was determined there were thirteen homeowners present, giving a quorum. Board members for 2006 were introduced and an invitation was given for other homeowners to volunteer to serve on the board of directors for 2007. Mike Reeves introduced the representatives from PPMS.A treasurer’s report was not given because some necessary bank reports were not available at this time. PPMS distributed to board members copies of the financial statements that were available. Homeowners were given a brief overview of the budget for 2007. It was noted that a copy of the budget had been sent to each homeowner previously so the budget was not reviewed item by item. PPMS stated that $4,153 was transferred from Harkins & Harkins to PPMS, and that there was a projected surplus of $2200 for 2007. Homeowners were advised that the board of directors would be reviewing the revised guidelines for the Architectural Control Committee, and that this document would be voted on for acceptance by the board. In the matter of old business it was asked by a homeowner if it would be possible to limit the number of rental units in our neighborhood. Gail McGrath answered that this was not feasible, but that proper inspection by PPMS could help to maintain the appearance of all homes, including rentals. Under new business Johnny Howell reported that he was able to contact the agency responsible for maintaining fire hydrants, and to report the one fire hydrant near the entrance of the subdivision that was not working. He also requested that other homeowners do the same to help with a timely correction of the problem. President Mike Reeves stated that current board members Theresa Garcia, Brandon Webb and Roy Sanford were willing to serve on the board for 2007. Volunteers were sought to join the board and Bill Littleton and Valerie Peterson indicated their willingness. Homeowners voted unanimously to accept these five names for board membership for 2007.
